CMHC reports 51% of housing starts in Greater Victoria took place in Langford in March 2020 as regional starts declined due to the COVID-19 pandemic.
There was a total of 102 starts of which 52 were in Langford.
Year-to-date housing starts ending March 31 in Greater Victoria declined 15.5% vs 2019 as expected. A decline of 41% took place in March 2020 (102) vs March 2019 (174).
Single detached construction represented 55% of all new construction & actually increased 12% from 50 (March 2019) to 56 (March 2020).
A more accurate picture of the industry’s present status will be reflected in CMHC’s May report.
Home construction is considered an essential service by the BC government and Public Health Officer Bonnie Henry, who has said construction is considered relatively lower-risk if carried out responsibly. Housing is necessary as the population continues to grow & people are in the middle of sales contracts.
There are measures that can be carried out by municipalities to assist housing including waiving public hearings for projects that meet the density in the Official Community Plans. Next month’s housing starts may reflect which municipalities are engaging in these necessary efficiencies.
