Housing industry jobs have continued during the pandemic, in large part, due to West Shore municipalities, especially Langford and Colwood with almost 50% of new homes.

The most recent CMHC report shows Victoria housing is down -82% and Saanich is down -33%, while Langford represents more than one third of new homes and Colwood’s starts are actually up 16.5% over last year.

New housing in the West Shore has buffered the overall decline in Greater Victoria at only -2.9% year-to-date vs 2019. New single family homes are actually up 12%.

Langford is the home of 389 new condo/apartment units while Victoria has 3 year to date and Saanich has 15.

Both Victoria and Saanich have implemented BC Step Code level 3 adding about $30,800 to the cost of a new single family home, while Langford subscribes to the affordable Built Green program and National Building Code.

View Royal also recently decided to avoid the BC Step Code at this time citing concerns over added costs impacting affordability, potential municipal liability and discouraging development.
